General plans

Both in two- and three-bedroom homes. There are two types of function of the arrangement of the terraces. Quality memories

A

Hot water, plumbing and air conditioning

The production of sanitary hot water will be carried out by means of aerothermal energy. High efficiency and low consumption system that provides domestic hot water to the entire house through accumulators and whose installation will be carried out on the terraces, next to the clothesline.

The plumbing installation will be conveniently isolated for better energy efficiency. Keys will be placed at the entrance to the house, in each bathroom and in the kitchen.

The air conditioning (hot-cold) of the house has been projected with a heat pump installation. The distribution inside the houses will be through ducts, located in the false ceiling. Air outlet grilles will be installed in the living room and bedrooms. The placement of the indoor machine in one of the bathrooms and the outdoor unit located on each corresponding housing floor have been planned for further optimization of the system’s operation.

Lifts

The building is organized in two blocks of flats.  Elevators will be installed with access to all floors of the building, including the basement floors.

The elevator doors will be finished in special paint for these elements, except on the ground floor, which will be in stainless steel. The interior of the cabin will be made according to the Designer’s designThe elevators will meet the accessibility requirements for people with reduced mobility.

Bathrooms

Top-quality large-format stoneware tiling.

In the bathrooms, toilets of current design finished in white enamel will be installed.

In the main bathroom, a cabinet with drawers and integrated sink will be installed. In the secondary bathroom, a suspended sink with a chrome drain will be installed.

All the taps will be chrome-plated and with a single-lever mixer tap.

Exterior carpentry

The exterior carpentry of the building will be of the highest quality, planned in colored lacquered aluminium. To guarantee correct and acoustic insulation, the aluminum profiles will integrate a system that reduces the transmission of cold/heat between the exterior and interior of the home. The blinds have internal insulation and have the same color as the rest of the carpentry. The glazing of the windows will be made up of double Climalit-type glass or similar, with an intermediate air chamber, which in addition to favoring insulation conditions

Wood carpentry

The entrance door to the house will be an armored plated door, covered with colored panels, with a security lock, chrome exterior knob and peephole.

Solid interior doors in white lacquered DM with stainless steel fittings.

Estructure

The foundation and the basement walls will be carried out in accordance with current regulations and following the recommendations of the Geotechnical Study.

The structure will be made of reinforced concrete and will be made up of reinforced concrete pillars, reticular slabs and solid slabs.

The correct execution of all the elements will be validated by an approved Technical Control office. During the execution of the work, strict quality control will be carried out by an approved and independent laboratory

Kitchen

The kitchen is delivered with large capacity high and low furniture.

Kitchen furniture, will be high pressure laminate finish, high and low, drawers and doors with self-locking brake system and anti-humidity finish.

The countertop will be made of compact quartz material, which offers greater durability and resistance to use.

The kitchen equipment will be completed with a stainless steel sink with a chrome mixer tap and other white goods including an exhaust hood, induction cooking plate, electric oven, integrated microwave and dishwasher.

Roof and terraces

The roof of the building will be waterproofed and insulated, complying with the Current Regulations.

Non-passable roofs will be finished with cement mortar finished with gravel. On roofs that are passable, such as solariums and terraces in homes, the gravel will be replaced by artificial grass in the first case and by paving suitable for outdoor use in the second.

Electricity and telecom

The electrical system of the house will comply with the Low Voltage Electrotechnical Regulations and will provide the house with independent circuits for lighting, power, air conditioning and household appliances.

An electrical outlet suitable for outdoor use and a light point will be installed on the terraces.
TV and data outlets will be installed in bedrooms, living room and kitchen.

The electrical panel will be located at the entrance of the house. Also, at the entrance and built-in there will be a registration box for telecommunications facilities.

Façade

The façade of the building has been designed to achive an elegant and unique image. The southern façade is configured by large terraces that make up horizontal bands that run along the entire façade of the building.The façade will be made up of a combination of different materials, according to the definition of the project. It will be completed with metallic carpentry that allows and improves the entrance of light inside the houses. The entire façade will be thermally insulated on the inside.

Garage

Access to the garage has an automatic motorized door operated by remote control. The door will be equipped with a security device that prevents pedestrians or vehicles from being damaged.

The garage flooring will be polished concrete, with the spaces duly marked.

Fire detectors and alarm will be installed, connected to a fire center.

For a future use of electric vehicles, a pre-installation has been planned so that the users of the garage spaces can, in the future, install electric vehicle charging systems. Space will be provided for double terminal meters in the meter room to facilitate future connection.

Sport facilities

Equipped gym on the first floor. It will be finished with wooden floors, plastic paint on walls and ceilings and will have led lighting, a mirror and large windows with views of the pool.

Pavements

For pavements, the client will be able to choose between different models of top quality porcelain stoneware tiles.

On terraces, top quality non-slip ceramic tile suitable for outdoor use will be placed.

Lobby and stairs

Located on the ground floor, at ground level.

The pavement of the lobbies and stairs will be made of stoneware tile, natural stone or artificial stone.

The lamps will be LED type to reduce electricity cost.

Cladding

In the rest of the apartments, the walls and ceilings will be finished with smooth white plastic paint

Co-Working room

The building has been equipped with a coworking-style space on the first floor, a large common room with large windows facing south-east that provide natural light for most of the day, WIFI access to enjoy an alternative work space to the house while generating a multipurpose room for meetings and exhibitions.

Interior partitions and insulation

The separation between the apartments will be carried out according with regulations for greater acoustic and thermal comfort.

The interior layouts of the flats and separations between dwellings and slits or common areas will be built to achieve impermeability and excellent acoustic and thermal insulation

Ceilings

The house will be equipped with a false ceiling in the lobby, corridor, kitchen and bathrooms, as well as the areas through which facilities are used.

A register or a registerable false ceiling will be installed to access the facilities that require it.

In the rest of the house, the ceiling will be finished in painted plaster, so that there is more free height
